Estimate Rough-In Costs for Plumbing & Electrical (Simple Method)

Charles Christodoulou: What you need to do is talk to a local builder.
Charles Christodoulou: Just say –
Charles Christodoulou: Tell them how many square metres, how many power points, how many light points. It’s not hard to put together.
Charles Christodoulou: Do a small spreadsheet showing the number of lights. For example, with two bedrooms you might need two light points in the living, two in the kitchen, one in the toilet, and one in the bathroom – seven or eight light points.
Charles Christodoulou: You can add them up quickly. Make a summary of power points and the electrician will be able to give you a quick estimate, as will the plumber.
Charles Christodoulou: Tell him, “I want plumbing taps for the kitchen, laundry, bathroom, shower,” and then you’ll be able to tell him how many taps, and then he’ll be able to tell…

Create a simple scope list, then price it locally. Tally light points, power points, switches/extras, and plumbing fixtures. Take the list to nearby electricians and plumbers for accurate quotes.

What to list (put this in a quick spreadsheet)

  • Light points room by room (e.g. Living: 2, Kitchen: 2, Toilet: 1, Bathroom: 1).
  • Power points counts and key locations (kitchen benches, fridge, laundry, bedrooms, outdoor GPOs).
  • Switches & extras (two-way switches, dimmers, exhaust fans, hard-wired smoke alarms, data/TV points).
  • Plumbing fixtures (kitchen sink, dishwasher point, laundry trough, bathroom basin, shower, toilet, external hose taps, hot-water unit location).
  • Allowances (meter box upgrade, switchboard size, safety switches/RCDs, water filter if any).

Take the spreadsheet to a local electrician and plumber for realistic pricing.
