Things Can’t I Do as an Owner-Builder
Even if you’re confident in your DIY skills, there are some jobs that must be carried out by licensed trades:
- Electrical Work – Must be done by a licensed electrician. You’ll need a certificate of electrical safety to comply with regulations.
- Plumbing – This includes water and sewer connections, and must be completed by a licensed plumber with a compliance certificate.
- Waterproofing and Roofing – In some states, building surveyors may require a licensed roof plumber or waterproofer for compliance.
Unlicensed work on these areas can delay your approvals, void warranties, or even result in fines. For safety, legal, and insurance reasons, it’s best to engage the right professionals.
