For Sean, building his dream retirement home in regional Western Australia has been a lesson in patience. His journey began in 2022 when he purchased his first plot of land – only to discover the slope made building impractical.

I bought a plot of land and was going to do a similar thing,” Sean recalls. “But due to the land sloping, it was just too difficult to build. So, I sold the land.

He started fresh. With a new block and a clearer picture of what he needed, Sean returned to his research with even sharper criteria.

Finding the Right Fit
 
Initially, container homes were on Sean’s shortlist. Like many self-builders, he assumed they would be a simple solution, but the reality proved quite different when strict council restrictions quickly ruled them out. When Sean came across iBuild Kit Homes, the value for money caught his attention, but it was the level of support that made the decision easy. For an owner-builder navigating local regulations in regional WA, iBuild’s approvals service meant the paperwork would be handled without him having to become an expert in it.

The Right Materials for the Region
 
Sean brings a strong trade background to this project – timber flooring, skirting, hardwood, and finish work – which puts him in a solid position to manage the build himself. When it came to the frame, though, he made a deliberate call: steel over timber. In an area where termites are a genuine concern, it was the obvious long-term choice.

With iBuild managing the approvals process, Sean’s time on site will go where his skills are actually needed.

The Melrose Design

Sean selected the Melrose – a 2-bedroom design with a striking skillion roof, well-suited to comfortable retirement living and straightforward enough to manage as an owner-builder.

After four years of searching for the right site, the right design, and the right team, the project is finally moving forward.
