Two Plans, One Home: Tim’s Chittering Build

Located in the Shire of Chittering, a semi-rural region north of Perth, Western Australia, Tim’s project sits on a large rural block with views out over the surrounding valley.

The plan is a new home on the family’s land, a place for Tim to settle into retirement. He first came across iBuild the way many people do – through an online search – though in this case it was his daughter who found it and passed it on.

The Flexibility to Adapt

Tim didn’t arrive at the decision lightly. He’d weighed up modular homes and transportables, but found the pricing didn’t stack up for what he wanted. What set iBuild apart was the flexibility to shape a design around strict local planning requirements that meant building smaller than he’d first imagined – and a range of designs broad enough to give him a genuine starting point.

“The flexibility to be able to change things – that was the big one. We had to change things dramatically because of the council restrictions, building a much smaller home than I wanted to. At least I was able to move stuff around. I used two of your plans and combined them into one to make a smaller one.”

Working from the Eastwood and Bendigo designs, Tim took the internal layout he liked from the Bendigo and reworked it into a more compact footprint – then reoriented the home to make the most of the surrounding natural landscape.

“I chose them because of the verandahs and the country style. I’ve actually reversed the house – turned it around so the front becomes the back – to take in the views we’ve got behind us through the valley.”

Getting Underway

Tim chose a timber frame for the build, with iBuild’s ability to offer both timber and steel meaning the choice could reflect his own brief and budget. He’s also planning to add solar power and solar hot water, which should give the home a strong start on its energy rating. 

Site works are well advanced – the block has been levelled in readiness for a concrete slab – and Tim is managing the approvals himself, with planning and building permits underway and a BAL bushfire assessment already completed. With design now commencing and the kit to follow in staged deliveries, Tim has a supportive team behind a project he’s been steadily working toward.

“ What swayed me towards iBuild was the flexibility. I liked the country style and the verandahs, and the Bendigo's layout was just the feel I was after. The council made us build smaller than we wanted, but I was still able to move things around - I combined two of their designs into one and turned the house around to take in the views through the valley.
